On behalf of DOKVAST bv, Volantess has undertaken the expansion of an existing distribution center in Son en Breugel for Rhenus. DOKVAST completed the first phase of the project in early 2017, and Volantess, on behalf of DOKVAST, delivered the second phase in October 2022.
Best Practices & Innovation
Having previously worked on projects for Rhenus, we are familiar with each other’s needs and requirements. This phase, commissioned by DOKVAST and executed by Volantess, follows previous projects built by Dokvast. The office space has been designed with a contemporary industrial look by interior designer Atelier Tellez, while the building design was managed by Heembouw Architects, both under the guidance of Volantess staff.
The warehouse holds a BREEAM Outstanding certification, showcasing its commitment to sustainability. The facility is situated on the former Betonson site, utilizing a brownfield for this new construction, thereby avoiding the use of new building land.
The warehouse floors have been executed with exceptional flatness as requested by Rhenus, aligning with their goal of future automation and maximum flexibility.
Flexible Growth
The expansion is constructed adjacent to the existing building. By planning for this expansion in the initial phase, Rhenus’ operations remained unaffected, allowing them to continue their activities without disruptions caused by construction.
The initial master plan also considered separate entrances for freight traffic between the two phases. This approach eliminated any increased risks during construction in the existing loading area. Freight and personnel traffic in Phase 2 are separated behind a gate, preventing unregulated access to the loading dock.
BREEAM OUTSTANDING
Phase 1 was already built and delivered under BREEAM conditions, achieving an OUTSTANDING certificate. The expansion, guided by Volantess, has also earned an OUTSTANDING certificate.
Sustainable features include a fully covered rooftop solar installation. The expansion area has a total of 3.6 MWp solar capacity, allowing the facility to be self-sufficient and generate surplus power for the market.
Other measures include heat pumps for warehouse, VAS, and office heating, which also serve as cooling systems for the office. The building is entirely free of natural gas usage and relies solely on electricity. To minimize consumption, LED lighting is applied and automated as much as possible.
Maintenance & Management
Even after completion in October 2022, we have transferred the building and its systems to the property owner, DOKVAST.
